Troubleshooting

Troubleshooting

Before submitting a maintenance request, please review this Troubleshooting Guide. Doing so may help you fix common issues quickly and can reduce unnecessary vendor dispatches or potential tenant chargebacks.

Safety and Emergency Basics

Smoke & CO Detectors

  • Replace batteries and press the test/reset button.
  • If still not working, contact us for a replacement.
  • Do not remove detectors — they’re required for safety.

No Power in an Area

  • Check if the outlet works using another device.
  • Press the reset on all GFCI outlets (bathrooms, kitchen, garage).
  • Check your breaker panel — reset any tripped breakers.
  • If the outage is property-wide, check with your utility provider first.

Heating or AC Not Working

  • Verify the thermostat is set correctly and has fresh batteries.
  • Replace or clean the air filter.
  • Ensure outdoor unit isn’t obstructed by debris or foliage.
  • If the system still fails, submit a request.

Water Issues

  • No Hot Water: Check breaker (electric) or pilot light (gas).
  • Slow Drains: Remove hair/debris from sink or tub drain.
  • Running Toilet: Check the flapper chain; turn the toilet shut-off valve off until help arrives if running continuously.
  • For major leaks or no water supply, submit a request.

Dishwasher Won’t Run | Dryer Not Drying

Dishwasher Won't Run

  • Make sure it’s properly plugged in and the wall switch is ON.
  • Clean food debris from the bottom and check settings.

Dryer Not Drying

  • Clean the lint filter after every load.
  • Check and clear the vent for obstruction.

Doors, Windows & Locks

  • Clear debris from window tracks and wipe condensation.
  • If a window won’t lock and it’s a safety concern, use temporary security measures and submit a maintenance request.
  • For lock malfunctions, request service.

Garage & Remotes

  • If the remote doesn’t work, check/replace the battery.
  • For garage door issues (won’t close), check alignment of the safety sensors.

Pest Control

  • Tenants are typically responsible for pest control unless pests were present before move-in.
  • Keep food sealed and living areas clean to reduce pests.

When to Submit a Maintenance Request

If you’ve tried the steps above and the issue persists or if it’s beyond simple troubleshooting, submit a request through your tenant portal. Emergency or after-hours issues should be reported per your property’s emergency contact procedures.
